<p>A new housing project in Beirut uses flexible wall dividers in an unconventional way, allowing huge steel panels to slide into and out of the structure itself, animating the facade while partitioning space on demand.</p>

<p>Designed by Fouad Samara Architects, these duplex &#8216;Modulofts&#8217; units in the capital of Lebanon were modeled after a combination of classic open urban lofts and cozy contemporary homes, hence the spatial flexibility.</p>

<p>Each unit has a pair of rooms overlooking a main living and dining area which can be opened up by day, the steel partitions serving as shades, and closed at night for privacy, or reconfigured for dinners and parties.</p>

<p>The adaptable interior can be configured in sixteen different ways, explain the architects, via a combination of four sliding walls that divide the bedrooms as well as separate living and dining, study and television spaces on the lower level.</p>

<p>Divisions aren&#8217;t exclusively binary, either &#8212; partitions can be slid out partway to create essentially infinite variations. Raw slate is designed to reference traditional Lebanese homes, and steel to conjure NYC loft aesthetics.</p>

<p>The clever construction of the room&#8217;s frame allows it to roll over tilted sections of beam, making its way between a lofted and secluded position and the top of a slope on the other side for entry and egress.</p>

<p>A hand-crank lets the dweller move the enclosure back and forth without any need for an external power source. Furniture and fixtures, meanwhile, stay put, attached to the vertical span of bridge supports where the room docks.</p>

<p>Embracing a minimalist approach and industrial palette, this urban refuge has flexible walls that can form an enclosure and act as privacy screens, allowing the occupant to hiding completely behind raised plywood surfaces.</p>

<p>A light-touch approach means the structure leaves essentially no footprint &#8211; it glides lightly around existing infrastructure. And its built-in mobility mechanism assures castle-like protection, vertical space acting as a natural moat.</p>

<p>Indeed, the designs were based on childhood fantasies and real-worldassociations with hard-to-access spaces like tree houses and table forts easy for children to access but hard for adults.</p>

<p>The dull hum of the road is a bit like the buzz of a family going about its business &#8212; the buffer of concrete also dampens some of the noise, making the space less loud than it would be to occupy a space alongside the highway.</p>

<p>A 500-square-foot condo feels a lot larger when you can manage to fit a bedroom, guest bed, dining area, work space and closet in one tiny room without cluttering every possible surface. To prove that it’s possible, the designers at <a href="http://www.icosadesign.com">ICOSA</a> teamed up with <a href="http://petesuen.com/blog/">Peter Suen</a> to make the most of a very modestly sized residence in San Francisco’s Financial District, creating a clean, contemporary, adaptable solution that translates to other small spaces.</p>

<p>The Domino Loft is the result of testing a wide variety of space-saving features within the limited apartment, which has high ceilings, but only one room to work with aside from the kitchen and bathroom. The designers tried drop-down ceilings, movable walls and other more complex ideas, but ultimately settled on the tried-and-true loft concept as the simplest and most effective way to maximize every inch of available space.</p>

<p>The room-within-a-room features a partially enclosed space topped with a sleeping loft, which is accessible via sliding library ladder from the closet area. Inside, a thin and light bed comes down from the wall, and its bottoms surface acts as a whiteboard when stowed away. There’s a built-in bench next to a fold-down dining table, a standing desk and lots of storage. The closet fits an impressive number of shoes and offers drawers as well as space for hanging garments. </p>

<p>Made of concrete panels, wood slats, metalwork and custom cabinets, the components were fabricated off-site in an Oakland workshop before assembly within the apartment. </p>

<p>Maximizing usable space in a series of compact short-term apartments, these retractable steps slip back into a wall, all but disappearing beneath lofted bedroom areas when not needed. Drawers and other storage slots are designed around the dimensions of the zigzag shape created by the profile of the stairs while the railing above sits flush with the bedroom space divider.</p>

<p>Driving these space-saving retrofits is a desire to make hotel rooms feel more like homes, particularly since many guests of <a href="http://www.livezoku.com/" target="_blank">Zoku</a> in Amsterdam end up staying for longer than a typical traveler would.</p>

<p>Each of the 133 units (270 square feet each) redesigned by <a href="http://www.concreteamsterdam.nl/" target="_blank">Concrete</a> features a similar set of unconventional amenities: a secret desk tucked beneath the bed, a slatted wood divider providing both privacy and light to the bedroom area above, hidden stairs that slide into the wall for access and a pair of suspended gymnast hoops hanging from the ceiling.</p>

<p>A combination of black and white, wood and bamboo, ceramic and organic elements help the spaces feel more variegated, like a house populated with individual furnishings and objects over time rather than a place made by a corporate hotel.</p>

It is a spacious micro-apartment. As space is becoming scarcer in urban areas, the way we use it sustainably to meet long-term accommodation requirements is more and more relevant. Smart solutions that create the opportunity to use less square metres and facilitate 24/7 multifunctional use are needed.&#8221;</em></p>

<p>Sleeping, cooking, eating, washing and storage are all packed into 8 square meters using a system of unfolding flat-pack furniture items, hidden spaces and dual-purpose built-ins, custom-designed by <a href="http://www.kitoko-studio.com/" target="_blank">Kitoko Studio</a>.</p>

<p>The kitchenette and bathroom are as compact as can be, packing essential plumbing into the tightest spaces possible in order to maximize the still-limited open space at the center of the design.</p>
